Bringing the Dream of Homeownership Within Reach

As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed legislation that grants a tax credit of up to $8,000 to first-time home buyers.

Here is more information about how the 2009 First-Time Home Buyer Tax Credit can help prospective home buyers become part of the American dream.

Who Qualifies?

First-time home buyers who purchase homes between January 1, 2009 and December 1, 2009.

To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

Which Properties Are Eligible?

The 2009 First-Time Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Will the Credit Be?

The maximum allowable credit for home buyers is $8,000. Each home buyer’s tax credit is determined by two factors:

The price of the home—the credit is equal to 10% of the purchase price of the home, up to $8,000.

The buyer’s income—single buyers with incomes up to $75,000 and married couples with incomes up to $150,000—may receive the maximum tax credit.

If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?

Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $75,000 and $95,000 for single buyers and between $150,000 and $170,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $95,000 for singles and over $170,000 for couples are not eligible for the credit.

Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during the three-year period, the credit will be recouped on the sale.

Waialae-Nui Lower Real Estate – Waialae-Nui Lower Homes

Waialae-Nui Lower is a community that overlooks Kalananiaole Highway, Kahala  and Diamond Head. Above it you will find Waialae Iki, a gated community and the Wiliwilinui Trail, an intermediate trail which starts at the top of the Waialae Iki subdivision. As the H-1 freeway ends turn left up Laukahi Steet just past Kalani High School. You must go through security and get a pass before entering the upper end of the subdivision. There is plenty good parking at the entrance of the trail. Nearby communities are Aina Koa, Blackpoint, Kai Nani, Old Kahala, Waialae Beach, Waialae Gardens, Waialae Golf Course, Waialae Iki, Waialae Nui, Aina Haina, Wailupe, Hawaii Loa Ridge, Niu Peninsula & Beach, and Niu Valley. On the west side you will see Kaimuki, Lower Palolo, Maunalani Heights, St. Louis Heights, St. Louis Heights, and Upper Palolo.

Traveling to the east end of “Kalani Highway”, you will see Koko Crater, Olomana and Bellows Beach towards the windward side, and breathtaking views of Maunalua Bay at the base or entrance of Hawaii Kai. Just up the street on Puuikena Drive, there is also a quick, yet moderate to steep hike. To get to the hike, drive up the mountain road through the Mariner’s Ridge (in Hawaii Kai) community. The trail head is on a cul-de-sac, drive to the very top of Kaluanui Road in Mariner’s Ridge and park at the end. You’ll see a metal sign leading you to the trailhead on the east side of the last residence. Once you reach the top, there are magnificent views from the ridge of the southern edge of the Ko’olau range.

The Area Near Waialae-Nui

There are numerous shopping complexes and recreational activities. Shopping at Koko Marina, Hawaii Kai Towne Center, Costco, Safeway, Longs, Ross and more. Great restaurants such as Harbor Village, Blue Water Grill, The Shack, and my favorite, Kona Brewing. At the Aina Haina Shooping Center, you will see Foodland Supermarket, Korean Hibiscus BBQ,  Jack’s Restaurant, McDonald’s, Morning Glory, Sweets Garden and other the Aina Haina Professional Building. Hanauma Bay, Makapuu Point Lighthouse, Sandy Beach (great kite flying here) and The Halona Blowhole are a short distance away. Here is a map of the area between Diamond Head and Makapuu.

Waialae Iki Homes for Sale

Waialae Iki is a gated community overlooking Kahala, Diamond Head and Oahu’s shore from Waialae Iki Ridge. In this area, home prices vary from $950,000 to $2,000,000 and up. Although the formal community was is well-established, with the first homes having been constructed in 1987, there are many Hawaii homes dating back to the 1960s.

Lots are spacious, averaging 10,000 square feet, with protected views. The roads and infrastructure are well-maintained. Residents are entitled to use of a private recreation club with four tennis courts and entertainment center. Tennis courts are professionally maintained and there is an on-site tennis pro. The community is relatively cool because of its slight elevation above sea level, and is blessed with tradewinds.

Numerous stores, retail services, public and private schools, churches, shopping centers, dining, professional services, beaches, parks, and the Waialae Country Club are all within a five mile drive of your home.

Ala Moana Center, Waikiki, Historic Honolulu, the Financial District, University of Hawaii, Museums, concert halls, and the majority of Oahu’s businesses are all within a fifteen minute drive. When you live in Waialae Iki, you are ideally located between the beaches of East Oahu and the amenities of Honolulu and Waikiki.
